The steam-shower retreat
We take the bathroom back to the studs and rebuild it as a proper, code-built steam room — waterproofed correctly, tiled floor-to-ceiling, and finished with a frameless glass enclosure that runs clean to the ceiling.
A steam shower only feels effortless when the parts you never see are done right. Before a single tile is set, we contain the space and protect the rest of your home from dust, then demolish the existing bath and haul every bit of debris away.
From there it is all substrate and craft: rough plumbing and electrical modifications, a waterproofed enclosure built to code, the steam system and controls, and backer board prepared for tile. Porcelain wall and floor tile go in with mosaic accents and a built-in niche, the frameless glass door is fitted to the ceiling, and your double vanity, faucets and fixtures are installed with care. LED lighting, an exhaust fan vented to the exterior, and GFCI outlets bring it to code — then we patch, paint, clean, and walk it with you.

You supply the finish products — vanity, countertop, faucets, fixtures, tile selections — and we install them. That keeps you in full control of look and budget, with no markup on materials you pick. There is no extra charge for this; it is simply how we keep the work transparent.

New floors, end to end
Engineered wood throughout — roughly 2,800 square feet — set over a properly prepared, level subfloor, with custom stair noses and fresh baseboards that make the whole home read as one.
Good flooring is decided underneath. We remove the old vinyl and haul it away, then prep and level the subfloor so the new wood sits flat, quiet, and true — the difference between a floor that looks new and one that stays that way.
We supply and install engineered wood with a $5.50-per-square-foot material allowance, so you stay in control: choose a pricier plank and pay only the difference; choose something more modest and the difference is credited back to you. Fourteen custom stair noses and new MDF baseboards finish the transitions, then we caulk, prep, paint, clean, and walk every room with you.

The $5.50-per-square-foot material allowance is built into the price so the number on this page is honest. Fall in love with a richer plank and you simply pay the difference; pick something leaner and that money comes back to you.

How payments work
Staged by milestoneYour deposit is capped by California law — the lesser of 10% or $1,000 on a home-improvement contract. The rest is paid in stages as real milestones are completed, so your money always tracks the work on the ground.
