I want to put everything we discussed in writing — plainly, with nothing hidden. Below is the full scope of work for both projects, the price set out like a ledger so you can see exactly where every dollar goes, and a monthly option in case you'd rather not pay it all at once. No fine print, no surprises. Just our handshake, written down.
We're a family business. When you hire us, you get me — Adam — on the job and on the phone. The same name on this letter is the same name on the permit and the warranty.

Bathroom Remodel — Steam Shower
Every line below is included in the price. Done to code, done once, done right.
The full scope, in order
Est. 4 – 4.5 weeks- 01Protect and contain the work area to keep dust out of the rest of your home.
- 02Demolition of the existing bathroom.
- 03Haul away and dispose of all debris.
- 04Rough plumbing modifications for the new layout.
- 05Rough electrical modifications for the new layout.
- 06Build and fully waterproof the steam shower enclosure to code.
- 07Install the steam system and its controls.
- 08Install backer board and substrate, prepped for tile.
- 09Set porcelain wall and floor tile.
- 10Install mosaic accents and a recessed shower niche.
- 11Install a frameless glass shower door, run to the ceiling.
- 12Install your double vanity and countertop (owner-provided).
- 13Install your faucets, fixtures and trim (owner-provided).
- 14Install LED lighting throughout.
- 15Install an exhaust fan vented to the exterior.
- 16Install GFCI outlets to code.
- 17Patch, prep and paint.
- 18Final clean and a walkthrough together.
For the vanity, countertop, faucets, fixtures and trim, you choose and supply the products you love — and we install them with care. You stay in full control of the look and the budget on those pieces, and there's no markup hiding in our number for them.
New Flooring Throughout
Roughly 2,800 square feet, brought up to a single, even, beautiful floor.

Est. 2.5 – 3 weeks · ~2,800 SF- 01Remove the old vinyl flooring and haul it away.
- 02Prep and level the subfloor for a flat, quiet finished floor.
- 03Supply and install engineered wood flooring throughout.
- 04Fabricate and install 14 custom stair noses.
- 05Install new MDF baseboards.
- 06Caulk, prep and paint.
- 07Final clean and a walkthrough together.
The price includes a $5.50 per square foot allowance for the engineered wood itself. Pick a richer plank and you simply pay the difference; pick something more modest and we credit the savings straight back to you. Either way, you see the number, and the choice is yours.

Your deposit is just $1,000 — by California law a home-improvement deposit can be no more than 10% of the job or $1,000, whichever is less. We hold ourselves to that gladly. You never pay for work we haven't done.

Our written workmanship warranty: every part of this job is guaranteed against defects in our workmanship for two full years from completion — if something isn't right, we come back and make it right, at no cost to you.
